😎 Spoiler: I don’t. I grew up in Colorado and eventually moved to Northern California to experience life outside my home state and try a different pace. After seven years on the West Coast, I found myself moving back to Northern Colorado. Here’s why I don't regret it: ✅ Lower cost of living without sacrificing quality of life. While some areas of Colorado can still be expensive, the overall cost of gas, groceries, insurance, and home prices is noticeably higher in California. ✅ A slower, more relaxed pace of life. California often felt like a never-ending competition—who made the most money, had the most prestigious job, the newest car, or the biggest home. In Colorado, conversations are more about weekend plans, family, and whether you caught the Broncos game. ✅ A deeper sense of community. California sometimes felt isolating, with many people keeping to themselves. In Colorado, people actively seek out community, relationships, and ways to support one another. ✅ All four seasons. While California’s mild weather definitely has its perks, I genuinely love experiencing—and looking forward to—every season Colorado has to offer. California will always hold a special place in my heart but Colorado has always felt like home 💛 Thinking about making the move? Comment “relocate” and I’ll send you my complete relocation guide. Many people assume Colorado cities and regions are all similar — but that couldn’t be further from the truth. Each area offers a distinct lifestyle, cost of living, and overall culture. ☀️ Southern Colorado Often overlooked. More affordable, slower-paced, and ideal for those who want space, sunshine, and less congestion. 🏔 Colorado Springs Great for military families, value-conscious buyers, and those who want mountain views without Denver prices. More suburban, quieter nightlife, strong outdoor access. 🏙 Denver Best for career-driven movers, big-city amenities, pro sports, dining, and nonstop activity. Higher prices, more traffic — but unmatched urban energy. 🌲 Mountain Towns Perfect for lifestyle-first buyers who prioritize skiing, trails, and scenery. Incredible quality of life… with higher costs, limited inventory, and seasonal realities. 🌾 Northern Colorado (Fort Collins, Loveland, Windsor) A balance of outdoor access, strong schools, bike culture, breweries, and community feel — without the constant hustle of Denver. 👉 Thinking about moving to Colorado and stuck between cities? Comment “COLORADO” and I’ll send you my complete Colorado relocation guide. Relocation made simple. Colorado made home. #coloradoliving #coloradolife #realestate #relocation #coloradoButton

🤠You drop the “y’all” and pick up “dude”. It happens quicker than you think, then suddenly you're referring to your friends, family, and even your partner as “dude." 🩴A new definition of “cold”. 50 degrees suddenly feels warm. You’ll be in a hoodie and flip flops while locals are still calling it winter. 🕶️Casual everything. Athleisure becomes pretty much acceptable everywhere — errands, coffee, dinner. Comfort > formal, always. 🍻Strong opinions about beer and coffee. Craft breweries and local coffee shops raise your standards fast. Chain spots just don’t hit the same anymore. ☀️You have a stockpile of sunscreen. You quickly learn that winter sunburns are a thing, and living at just over 5000ft with over 300+ days of sunshine means year-round sun protection. ➡️ Moving from Texas to Colorado can be an adjustment - but a good one if you know what you’re getting into. Curious what life in Fort Collins actually feels like? ✅Comment “guide" and I'll send over my Fort Collins guide packed with everything you need to know about Fort Collins. #coloradorealtor #coloradoliving #colorado #texas #coloradorealestateButton

Northern Colorado communities often get overshadowed by Denver, but these cities just one hour north of Denver are some of the best places to live in Colorado—especially for those relocating, upsizing, or looking for a better lifestyle-to-price balance. 👉 Fort Collins, CO A vibrant college town with endless outdoor recreation, top-rated schools, and a thriving downtown scene. Home to Colorado State University, Fort Collins offers bike trails, breweries, and a strong sense of community. 👉Windsor, CO A fast-growing Northern Colorado town that still feels small and family-focused. Known for excellent schools, historic neighborhoods, and new construction homes, Windsor blends charm with modern growth. 👉 Loveland, CO Often called the Gateway to the Rockies, Loveland is known for lakes, art festivals, and sculpture gardens. With older homes and steady pricing, it’s a great option for buyers wanting character and a tight-knit community. 👉Wellington, CO Affordable, quiet, and just minutes north of Fort Collins. Wellington offers a slower pace, rural feel, and true small-town living—ideal for buyers seeking space and value in Northern Colorado. 👉Timnath, CO Upscale and expanding quickly, Timnath features luxury new builds, golf courses, and miles of trails. Located east of Fort Collins, it’s perfect for buyers wanting newer homes and a polished community feel. 💭Thinking about moving to Northern Colorado or trying to decide which town fits your lifestyle and budget? ➡️ Comment "NoCo" and I will send you my full Northern Colorado Guide. ✅ Save this if you’re moving to Colorado ✅ Send this to someone you know moving to Colorado 📩 DM me to connect #colorado #coloradoliving #realtor #realestate #realestatetipsButton

Things that Coloradan’s do that don’t make sense (but actually do)... ➡️Prepare for all four seasons in one day- Because the forecast is more of a suggestion🧥 ➡️Complain when there’s no snow… then complain when there is - Because what we need and what we want aren’t always the same 🤷🏻♀️ ➡️Judge restaurants by their beer list and appetizer menu - Because it’s ALL about the tapas 🍽️ ➡️Spend an entire weekend on a brewery patio with live music and a food truck - This is what we mean by “outdoor culture” 🍻 ➡️Pay premium prices to live closer to the mountains- Because commute time to trailheads matters 🏃🏻♀️ ➡️Wear flip flops the second it hits 60 degrees Because it’s basically summer 🩴 Did I miss anything? ❌ Warning : Moving to Fort Collins, Colorado may have side effects: 👋You start saying hi strangers like you’re running for mayor. 🏃♂️Suddenly, you’re outdoorsy (even if your version of hiking used to be walking the stairs to your 3rd level apartment) 🍻You’ve become a microbrew connoisseur - and you never thought you could like an IPA before now. 🐩Your dog becomes more popular than you (even all the barista’s know their name) 🩴You find yourself in flip flops and a t-shirt anytime the weather hits above 60. ➡️ Other side effects may include purchasing Chaco’s, slapping a CO flag sticker on everything you own, and buying a Subaru or 4-Runner. If I were relocating from Texas to Fort Collins, Colorado I’d start with lifestyle, not listings. Fort Collins isn’t one-size-fits-all ❌ Each area has its own vibe, and where you live should compliment how you actually spend your days. 🍻Downtown - Often referred to as the “heartbeat” of Fort Collins. This area boasts shopping, coffee, local boutiques, bars, restaurants, and hosts many of the festivals and activities the city puts on. Downtown is perfect for the local socialite, coffee shop regulars, brewery hoppers, and people who want to be in the middle of it all. 🏔️West Fort Collins - Immediate proximity to trails, Horsetooth Reservoir, natural and open spaces, as well as Lori State Park and the Poudre Canyon. This area is great for the outdoor enthusiast, adventure lover, or anyone wanting quick access to all things outdoors. 🏡Southeast Fort Collins - Home to many of Fort Collins top-rated schools, family friendly and high energy neighborhoods, amazing city parks, and close access to I-25. This area is full of families, commuters, park-and-trail users, organized sports, newer neighborhoods, and people who love convenience. ➡️So before choosing an area, ask yourself: What does your perfect day look like? ✅That answer usually leads you to the right part of town. 👉Save this if you’re moving to Colorado 👉Send this to someone you know moving to Colorado 📩DM me to connect #texas #colorado #coloradoliving #realtor #realestateButton

I hate hearing when anyone feels pressured, rushed, or uncertain about a home purchase. Buying a home should always be about what’s best for you—and only you 🫵 ➡️Sometimes the smartest decision is not to move. ➡️Sometimes waiting is the best financial choice. ➡️Sometimes the right call is to walk away. Home buying in winter months is often one of the best time for buyers to consider buying a home and here’s why: ➡️ Less Competition. Winter months usually means fewer active buyers which gives you more negotiating power and lower chance of multiple offers. ➡️ Motivated Sellers. Sellers who list their home during the winter often need to sell due to relocation, financial timing, have already (or waiting to) close on another home. This typically gives buyers more power to negotiate on price, terms, and concessions. ➡️ Winter can reveal issues. Buyers get to see homes in more extreme and vulnerable environments that could expose leaks, drafty doors and windows, window seal failures, quality of insulation, furnace efficiency, and gutter/drainage issues. ➡️ Opportunity for immediate equity. Homes that sell in winter months often sell lower than the peak pricing that we see in Summer months. In most markets, this can mean quick appreciation of your home within a short few months. 👉Save this if you’re wanting to buy a home Colorado 👉Send this to someone who is wanting to move Colorado 👉DM me to connect #realtor #realestate #movingtocolorado #coloradoliving #realestatetipsButton

1️⃣ Altitude: Living just above 5000 ft isn’t for everyone. The high altitude comes with less oxygen, having to keep up on your water intake, and using sunscreen year round. 2️⃣ Outdoor Community: If you like to get outside, move your body, and enjoy the sunshine you’ll fit right in. If you're a homebody, you might find it hard to find your tribe. 3️⃣ Weekend Warriors: A lot of the community rely on weekends to take advantage of adventures in the mountains. If you plan to do the same, be ready to share the trails, slopes, and roads. 4️⃣ Cost of living. Honestly, you do pay a premium to live in Fort Collins and have direct access to outdoor activities and the mountains. Wanting something more affordable? Don't worry, there are many amazing surrounding towns to check out! 5️⃣ Bikes and dogs - are everywhere. It's just a way of life here. We share the road with bikes and trails with our furry friends. If you're good with these things? Congrats, you'll fit right in 🤝 #colorado #realestate #realtor #colorado #realestateagentButton

❄️ Winters here can vary—a lot. If you think every winter looks the same, think again. Snowfall totals, how often it snows, average temperatures, and the number of freezing days can all differ year to year. Some winters may be mild, while others may be noticeably colder, and snowier. 💨 Cold air also means a very dry climate. Extra hydration and good skin and lip care (hello, chapstick!) are especially important in the winter, particularly if you have sensitive skin. 🛷 Finding a winter hobby is key. Whether it’s skiing, snowshoeing, sledding, cross-country skiing, or even winter hiking, having something you enjoy during the colder months makes a big difference in adjusting to long winters. ☀️ Yes, it snows — but it’s not nonstop, all-winter gloom like people expect. We get TONS of sunshine, the snow melts quickly, and life doesn’t stop the way many out-of-state movers assume. 🚙 Road maintenance is another thing to be aware of. The mag chloride and sand/pebble mix used during snowstorms can be tough on cars and tires and may chip windshields. Keeping a safe distance from other vehicles and rinsing off road residue can help protect your car. ➡️ If you're thinking about moving to Colorado and hesitant because of the winter, reach out. I am here to help navigate your concerns and determine if Colorado could be the place for you. 👉Save this if you’re moving to Colorado 👉Send this to someone you know moving to Colorado 👉DM me to connect #coloradolife #colorado #winter #movingtocolorado #texasButton

Moving from Texas to Colorado comes with plenty of changes, here are a few you might not read about… 🚲 Bikes are a way of life for many residents, not just recreation. You’ll see them everywhere — including in winter. If you aren't willing to share the road with bikes, this probably isn't the spot for you. 🏡 Older homes are common — and loved! While new builds exist, a majority of the neighborhoods are established. Charm is a big draw here, but buyers should expect quirks like smaller closets, no AC, or older layout in some area’s, especially downtown. ❄️ Winter is sunnier than people expect. Yes, it snows, but the storms blow through fairly quickly and are followed by blue sky and intense sun. We don’t have very many ‘gloomy’ days, which means strong UV rays, even in winter! Make sure you wear sun protection all year round. 💨 Wind and hail are no joke. Wind and hail make up a majority of insurance claims in CO and can cause serious damage to homes and vehicles. This has increased insurance rates throughout the state, which takes many people by surprise. 👋 It’s friendly… but not instantly social. People are kind and welcoming, but building a close circle takes intention. Making and creating meaningful relationships means getting involved in the community in any way that sparks your interest. ⚖️ People value work-life balance. There isn’t much of a hustle culture here. Work fits around life, not the other way around. People prioritize community, time outdoors, and staying active and healthy over racing to the top. ✅Save this if you’re moving to Colorado ✅Send this to someone you know moving to Colorado ✅DM me if you're thinking about moving to Colorado #movingtocolorado #Texas #move #newlife #coloradolivingButton

Here's the local scoop..... ☀️ The sun is intense year-round. Even in winter, the high elevation means strong UV. Sunscreen isn’t just a summer thing here. 🚲 Bikes are are a way of life for many, not just recreation. You’ll see them everywhere — including in winter. If you arent willing to share the road with bikes, this probably isn't the spot for you. 🏡 Older homes are common — and loved. Charm is a big draw here, but buyers should expect quirks like smaller closets, no AC, or older layouts. ❄️ Winter is sunnier than people expect. Snow usually melts fast, but mornings can be icy — knowing how to drive and layer matters. 💨 Wind and hail are common in certain seasons. 1️⃣ Underestimate the Cost of Living- Fort Collins is beautiful and desirable—but it’s not a “budget move.” Home prices, property taxes, and home and auto insurance (thank you hailstorms!) have climbed in recent years. Quick Tip: Compare total cost of living with your current city before you move. A local agent (👋) can help you pinpoint more affordable pockets and help run some realistic numbers. 2️⃣ Assume It’s Always Beautiful Mountain Weather- Locals joke that you can get all four seasons in one day. Winters can bring snow through May, and hailstorms aren’t uncommon in summer. Quick Tip: Be ready for crazy weather swings—snow tires, layers, and a flexible mindset will make your first year much smoother. 3️⃣ Not Considering Commute and Lifestyle Trade-offs- Many buyers underestimate traffic to Denver or Boulder, or overestimate what “walkable” means outside Old Town. Quick Tip: Decide what’s most important—space, schools, or proximity—and build your search around your lifestyle priorities, not Google Maps times. 4️⃣ Forgetting to Plan for Altitude & Outdoor Life - At 5,000+ ft elevation and over 300+ days of sunshine - the air is thinner, sunscreen is a must, and hydration matters. Newcomers often feel winded, struggle with dehydration, and get sunburned. Quick Tip: Always carry a water bottle, ease into outdoor activity, and wear sunscreen even through the winter- your skin will thank you! 5️⃣ Thinking You Can “Wing It” on the Housing Market- Fort Collins inventory is tight and homes tend to move fast—especially below the median price point. Waiting until you arrive to start house-hunting often leads to frustration. Quick Tip: Get pre-approved early and work with a local agent who knows micro-markets (Old Town vs. Harmony corridor vs. West Fort Collins) If you're just starting your search into relocating to Northern Colorado or Fort Collins the first thing you're going to want to do is get answers for all your questions.Button

Lets Break it Down: People plant roots where their lifestyle can flourish and where the community feels like home. 1.Fort Collins – Vibrant community, outdoor adventure, and incredible schools. With Fort Collins charming downtown, kindness culture, and home to Colorado State University, it’s the heart of Northern Colorado living with something for everyone. Median Home Price: $535,000 2. Windsor – Growing community but still a small town feel. Family-focused with top-rated schools, historic homes and new builds, Windsor has the perfect mix of small-town charm and modern growth. Median Home Price: $585,000 3. Loveland – Loveland isn’t just the Gateway to the Rockies — it’s home to some of Northern Colorado’s best lakes, art festivals, and sculpture gardens. This area hasn’t seen as much growth as surrounding areas, so many of the homes are older and the community still remains tight-knit. Median Home Price: $495,000 4.Wellington – Affordable, peaceful, and just minutes north of Fort Collins. This area has more of a country and conservative vibe, slower pace of life, and one of the few places left with truly a small-town feel. Median Home Price: $469,000 5.Timnath – Upscale and growing fast. Many spacious new high-end neighborhoods, golf courses, and community trails everywhere you look. Located to the east, you are a bit further from the foothills and mountains but there is still plenty to do. Median Home Price: $654,000 Comment “NC” if you want deep dive into each of these Northern Colorado Areas.Button

✨Quick Market Update✨ Larimer County’s housing market saw some shifts in September compared to August— new listings jumped 7.4% while closed sales dipped just 1%. Median home prices slid to $535K, and homes spent a bit longer on the market at 74 days. Inventory tightened slightly to 3.9 months, showing demand is steady heading into fall 🍂 BUT WHAT DOES IT MEAN??? 😵💫 It's a good time to be a seller if you price your house competitively as demand is still high - and it's a good time to be a buyer as we're seeing higher days on market, more motivated sellers, and more concessions. WHAT MY CLIENTS SAY
"As we were first-time buyers, she took the extra time to educate us on how things will work during the transaction process. She helped us out navigating through what ended up being a seven-month stressful process, and she did a phenomenal job at bringing our home project across the finish line! We never felt left alone, never encountered a situation where something was missing or wrong, and she was always available for us when we had questions. She coordinated the transaction fastidiously, and most of all, Eileen was always on top of her game. 100% recommendation from us, the Poggionovos, because I don't see any reasons you would not want Eileen as your Real Estate Agent!"
- Jeremey P.
“Eileen did an outstanding job of finding us the perfect spot. She would recommend places as soon as they were listed and we'd get a text right away. As a first time buyer her knowledge and expertise really helped us get over any fears and I couldn't ask for a better agent. Highly recommend!”
- Jason I.
I had the pleasure of working with Eileen while purchasing not just one, but two investment properties. Her market knowledge is outstanding, and she provided valuable insights that helped me make confident, informed decisions.
Eileen’s handled negotiations flawlessly and kept everything moving smoothly, even when challenges came up. I always felt like she had my best interests at heart, and that level of trust is rare.
Both transactions turned out to be great investments - I wouldn’t hesitate to work with her again in the future, and I highly recommend her to anyone looking for a dedicated, knowledgeable, and reliable real estate professional.

?Strong opinions about beer and coffee.
